Property Management Costs & Fees (Typical)
Tenant Placement Fee
Half of first months rent. This fee only applies to NEW LEASES.
Ongoing Property Management Fee
10% of monthly collected rent during term of lease. This fee starts the first month and runs through the term of the lease.
Owner Reserve Deposit
Typically $250. The reserve deposit is utilized to cover the costs of maintaining and repairing the home as needed during the marketing and rental period. The reserve deposit is withheld from the first month rent.
Additional Periodic Cost
May occur as terms of the lease or property dictates.
These may include utilities, home system related inspections (i.e. septic system, sprinkle back flow valves).
